Planning took a solid year and it required numerous pieces and partnerships coming together, but it's possible. 

It appears there are not too many options outside of private money that will allow one to complete this type of investment numerous times in a short period of time.Anyways, would love to further discuss any thoughts or ideas with both of you.Thanks!

A GC manages and pays all of the subcontractors and suppliers, works with the architect/engineer, coordinates permitting and inspections with local building departments, does accounting and billing, and works with the client to make sure the project meets their expectations.  

Hi all,I know Geico Umbrella policies have been discussed in numerous posts in these forums previously with regard to multi-families, and it always seemed that the consensus was that they provide decent coverage and potentially asset protection for landlords for up to 4 multifamily properties.  

Also includes whether 2 million dollars or 7 million dollars is being raised, so not buying the numerical argument. 

There are numerous times as an OOS investor that I have seen a property online and thought it was a good deal or a good property when in fact it would have been a nightmare.

I have represented numerous people who went down that path- perhaps legitimately at first- but when they weren't called on it- it increased year after year.

One more tip: Do not pay a contractor directly for any materials that were delivered to the property by the supplier until you verify that the supplier was paid.

There was a thread just the other day about an investor who was stuck after numerous years with a bunch of low end units that he couldn't get rid of without taking a loss.

The results of this will answer numerous future questions and lays the ground work for your engineering designs and the county requirements.
