Do I shove the money into the market with a click of a mouse or go through the hassle of house hunting, finding a manager, etc etc where yes, owning property is great but as far as reward, stocks would be so much easier (from an investor standpoint.)I feel like I can't be the only one who felt this way starting out and I would love to hear your stories if you had similar thoughts when you first became REI.

I do see flips come on the market with what I would consider to be sub-par rehabs semi-regularly, but it's hard to know from a distance whether they did it intentionally just to pad their bottom line, if they're inexperienced, or if they just aren't good at what they do.

When you pushed back they offered a discount.They should be doing it at their cost, or very close to it.The fact, they are offering discounts, indicates to me they are padding the repair costs, somewhere.
