Slowly increase the rents at the end of leases and monitor your appreciation. 

There are usually some good, local investors that monitor those forums.

It monitor 4 doors.

If there holding fund's in escrow, and monitoring project, doing progress disbursement's, you should not only be sending that $ too PM but also a big giant "THANK YOU" because they just did a ton of work for you! 

No one has time to monitor different email addresses.

As @Sheryl Sitman also suggested, I'm trying to get out there more often to monitor my own contractors work.

If so, I pay $150/month for my carrot site, and then some SEO tools to monitor my site (about 10 dollars/month)...and the obvious, 50 dollars/month on gas, and thats about it.Pre corona that would be about 200 dollars for about 100 to 120 leads a  month.As for how active old people are...Usually it is their kids that go online, find us, and convince their parents they need to sell.Also I say "usually" but in all honesty, we get plenty of old timers tapping mother Google.People are getting with the times.
