Where are you in terms CYA for subject property?

The most rewarding part of REI for me, both financially and in terms of enjoyment, have been the relationships that have arisen out of it.

This is not an advertisement for myself as an agent as I only have the license to work on my own deals, but just a reminder that you can keep it simple and doing a little extra in terms of assurance of closing can go a long way, both for the listing agent and the seller. 

In terms of investment goals, I would need at least 12% return on my cash invested to make it worth it for me. 

In terms of speed of closing what is the speed like in comparison to a regular conventional loan? 

Your ideal model would emulate that of Memphis Invest or Morris Invest in terms of transparency and fluidity.

Like I said, I'm a real newcomer to investing and I know there's a lot more out there in terms of education that doesn't cost a lot of money.

In terms of investing in the path of progress, it's a great strategy.  

But, yes, everything is based off the income in terms of getting the LTV's up there on these loans.I initially submitted a handful of properties and the best they could do was 65% LTV.
