Brandon,If your new to this just a word of warning finding lenders on Social media of any kind you will run into all kinds of folks . especially those that say they can do loans with no money down and lower rate than you would expect etc.. and then the next thing out of their mouth is your approved just need to send us a fee up front .. usually by zell or one of the other pay apps.. these are 99.9% fake lenders looking to rip you off.reality is no experience ( if that is your situation) No money which you said you dont have any there simply are not legitimate lenders that will make these loans.. lots of frauds out there so just be cautious if someone says they can do the loan .. thats fine the only thing you should pay for is an appraisal .

@Katie PellegrinIf you have a loan on that property and it was purchased as non-owner occupied, you'd be committing occupancy fraud by moving in and renting from yourself.

If a borrower claimed it as their primary residence to get the more favorable terms and then flipped it I could see why they would be upset (which could be loan fraud).

I’ve never had any pre-purchase inspections because I buy properties under 20 years old (so no asbestos or lead paint) in a market with no termites, that are almost all identically built.
