Hey guys,I have a few real estate investing books...but I was wondering if anyone could recommend a book that specifically deals with not "investing" buy more about a newbie buying a used single-family home and the steps involved from start to finish (preferably talking about the FHA loan process as well)...thanks!

One is a single family that is currently renting out for $600/mo and a 4-Plex that I'm finishing the renovations on that will bring in $2200/mo ($550 per unit).

FYI, after construction is finished, I turn the loans into permanent residential loans that are sold off to Fannie/Freedie at 75% LTV (loan to value), which pays off the construction loan.My local bank (I dont even bother dealing with the big banks) is 1 point origination fee, $500 inspection fee (to release progress payments) at variable interest rate that right now is 4.25%.I would suggest calling some local banks on the phone to see which ones would do that loans, then going down and talking with them.

I am not aware of any laws in the Chicago/Cook cnty/IL area, but if you do it, perhaps do it on a point based system like an tenant applicant acceptance...so if you get sued you can prove it was objective and not subjective based on protected class status.

I have qualified for an FHA loan at the maximum 3-unit (will also work on 4) in cook county but am priced out of many areas in Chicago closer to downtown with FHA unfortunately.

I am quite handy and can do a lot of small to medium fixes myself, for example I have finished a 650 sq/ft addition on our primary home and I have really enjoyed being in a General Contractor role.
