We have gone through the exercise of underwriting seven properties - working on the 8th - in the past 14-months, it is just too much a waste of time to have to pull hens teeth to obtain the information necessary to fully analyze a property.    

When I say easy, I don't mean it takes 5 minutes, but if the house is truly priced right with the market in today's wold, finding investors is really a marketing exercise.

Not saying to not take a mortgage, I am just saying, if possible, not go balls to the wall and mortgage every property to the hilt.  

After being south of the border I can say it's a whole different ball game down here- but I digress.)

An individual series is statutorily empowered to file and defend lawsuits; enter into contracts; buy, sell and hold title to property; grant liens and security interests; and "exercise any power or privilege as necessary or appropriate to the conduct, promotion, or attainment of the business, purposes, or activities of the series.

If you talking about assigning a sale contract, deeds are not involved, look up endorsements of contract assignments, that should get you in the ball park of an example of doing an assignment for the benefit of the assignee. :) 

However, other times they get grossly low-balled and they need an advocate. 

Most traditional agents don't want to submit low-ball offers or put in a bunch of them because it is time consuming to them and they don't always understand your end-goal, so I'd recommend you find an agent that is investor-friendly.
