I've been in the Western Coastal markets but those are too high now for the individual investors to compete. 

@Andrew Smith the south coast of Massachusetts and western Massachusetts still has some great deals on multifamilies as well as most of the major cities in Rhode Island such as Pawtucket, central falls, woonsocket and parts of providence.

I live in Western PA and I have been looking here as well.
