Below is a list of my properties and repair/rehab costs.3 plex, purchase price $260k - $10k (2 units light remodel- new carpet, paint, appliances etc)Duplex $155: $3k (roof patch, finish hardwood floors new fridge) plus capex of $5k for eventual new furnace.Duplex $100k: $20k (plumbing, one side medium cosmetic rehab, roof patching)11 plex (470k): $30k (roof, furnace, unit updates)5 plex $165k: $40k ( update all units, paint interior/exterior, porch, deck, hvac, roof)Duplex $172k: $0 turn key but will keep $3-4k in case of large ticket item ac/hvac etc.

If you call Raleigh police, they will issue each unauthorized person a Trespass Ticket and get their DL and attached it to the property address.

I would not recommend investing in any C or below properties from a distance, and I have seen first hand some marketers listing C properties as A or A- in my own market, so be aware of that possibility and take a quick look before you buy a plane ticket ;)If you have any questions about the turnkey model or the market down here in Birmingham, feel free to reach out any time.Best of luck!

:I’m out of state currently, but I’d like to meet up when I get back to Portland I funded a guy that did this.. its quite spotty.. many parks don't allow this. and you have dodd frank etc etc.. buying the park is the ticket though..

I would advise the cost of a plane ticket and some vacation time if you really want to invest long distance.

The house itself is ok but there is are some big ticket items that must be addressed to make the property whole.  

@Dave VanDommelen I think herding cats or picking winning lottery tickets will be easier  than choosing a date that works for everybody.With that said, Church is Sunday and Wednesday night (my networking with the Big Man Upstairs) is already booked.
