Thanks @Hattie Dizmond@James RegisterIf you're North Carolina you have to realize that lease with option is an exit for tenant buyer there's issues in North CarolinaSo I lease with an ROFR makes senseYou can't stay a purchase price with the ROFRAs an owner you need to make a promise to the tenant that they can buy the property new appraisalIf you're in the business of homeownership and helping people get there, you can help get the tenant to getting a mortgageIf you need some assistance in setting up that kind of a business model PMEGood luck

Knowing and hearing all the horror stories I realize there are alway way more expenses than you ever expect, so therefore we plan to collect $80k for every property, so we would haven about $30-40k left over for safety margin in which we can use for initial remodeling if needed, and any unexpected expenses that may come up.
