It looks like the sweet spot is at having a studio that can accommodate four people.

Most lenders in GA will not lend on less than 50K so you're looking at a sweet spot on 60-70K if you can find the deal unless you have cash. 

There are some right off of Timberpath and Culebra, there are some off Newcome and Cambray, Fred May right around the corner, off Poss rd in Leon Valley, off Broadview and Bandera and that is just the northwest side that I am familiar with. 

The assets are sized in that sweet spot of $5-$10M, where it's too small to afford a compliance department, but big enough to meaningfully impact the lives of the operators, investors, and tenants who are all interrelated.
