Our portfolio is geographically spread so hiring pros in a specific area doesn't make sense for us.

The strategy I use depends on many factors such as the specific Market, cash available, needed financial return (in dollars), and whatever strategy works for that specific deal, at that time. 

I agree, you likely need to start by firing the PM and then address the rental property specific issues.

Specifically, there's job growth (Intel, Honda, Amazon, Nationwide, etc) and the population is growing (unlike Cleveland or Cincy).

Specialized Real Estate Services: Some banks offer services specifically tailored to the needs of real estate investors, such as tenant rent collection accounts, escrow management, or property management software integration.

I'd reccomend that you sit down and come up with very specific and clear screening criteria and processes and share those on your listings so tenants know exactly what they are in for from the start.
