That being said, we currently have some of the cleaning/gutting, a new roof, architect plans, etc, but if we don't get additional funding, we won't be able to complete the project correctly.This is a great property in a very nice area and could garner a 150-200K return on our investment after all expenses.

If you're looking to focus on properties in your area, I would just drive around and see what brokerage is prominent in your area and go to their office.

I called the city and the lady basically told me everything I already discovered on the city wesite, but to come down and talk to someone or hire an architect.

He's the builder/architect, and its brand new- It comes with a tenant paying $3.2k /mo with 10 months on the lease.- I'd pay 20% down now and the rest during the next 6 years. 

The margins are there if you do it right and with my architect background I am able to bring unique and custom design to these houses that buyers have expressed as a 'breath of fresh air from the traditional flips'. 

Long story short, we hired a contractor & architect for an upstairs addition (Bedroom over the kitchen and adding a bathroom) as well as kitchen renovation downstairs.
