While the site function is very different the overall framework is similar with numerous large buildings on a large tract with multiple companies leasing storage and delivering from the same location.

However, I worked very hard to form those relationships and had numerous setbacks and hardships finding the right people.

Search the forums and you will find the numerous posts of out of town investors picking up those properties and not find success.  

This is of course, as I do my do-diligence and educate myself in numerous ways on my own, so that I am not totally in the dark when making appropriate conversation.But what comes up time and time again is the idea of "Finding a Mentor".

I've done it numerous times with Fannie debt.

Put the downpayment on a credit card and numerous other ways. 

I just told him I need something to show for all that cash and to let me know what he is willing to do to ensure that, such as giving it to a mediator like an attorney or letting me buy the material from the supplier and having the supplier deliver it. 

Presently I work in raising equity from private investors for the acquisition or development of CRE projects in the US that my company sources as a Sponsor, a larger concentration of which are in the Midwest.A short list of my goals for joining BP are: to share my knowledge of commercial real estate & investment, thereof; become invested in my own CRE (actively working on this) & SF Residence projects; learn from those who have practical application in both of those areas; meet like-minded folks who enjoy celebrating the successes of others; gain insight from other syndicators on how to effectively reach and network with accredited investors in which to present opportunities; and, eventually network to form partnerships in my own private RE investments.Per mention in numerous other threads, I am going to read Joe Fairless' "Best Ever Apartment Syndication Book", and welcome any advice that pertains to reaching accredited investors who are seeking passive investment in CRE via Sponsored opportunities. 

I have found numerous law firms with a bunch of vaguely helpful summaries, but can't seem to find formal state documents.
