This property is mortgage free so no issues there.

Note, as an experienced landlord I was able to get control of the tenant situation with little issue, raise rent and have had no real issues with the tenant since.

I have found that getting a heloc on my primary has been an issue when review w2s as my dti is over the requirements.

Conduct thorough property inspections to identify any maintenance needs or structural issues that could affect rental income.

A foreign national selling the property would also raise FIRPTA issues that may be greater than the tax.
