.$3K spent on inspections with no house to my name yet. 

A lot of my friends and other new grad young professionals seem to congregate in areas like Midtown and lower Manhattan or in Williamsburg/Bushwick and Downtown Brooklyn.I know house hacking isn't impossible in NYC, but my most ideal areas with people my age and high traffic are also everyone else's ideal places to live, and are much harder to house hack.

Hoping to replace my income over time with multifamily units and utilize house hacking.

My other side would say "If you want to control your life, pay the cost, take the risk, buy your own house and have two bathrooms" but that isn't nice, so I try to stick to my pleasant negotiator side. ;-)

This is the time I go visit the properties and get a hard figure on renovations and what the feel of the area is like.

It's BPC, but with the right house, the seller can pay that plus the closing costs.

-How is this any different than simply leasing out individual rooms, or a guest house in a single family home? 

To enhance its appeal, consider staging the property or making minor renovations to modernize it.

Now have water installed, w/ 6-bedroom (4-bedroom house and 2-bedroom ADU) septic approval.
