Hey Ryan, I'm new to real estate investing and looking to buy my first long-term hold rental in Morgantown in the next 6 months.

Its more like, imagine you can use a well established RECF platform of your choice as a template, replace the logo and company info with your own, and wala you have a RECF platform. 

While your investment choices are expanded, the service model can be limiting for certain types of investing.  

Just make a wise choice, know your numbers, and pull the trigger.

Also look at the numbers...either they work or they don't.Lastly, when I identified I put my top 3  choices in order from best to "worse".

I have no experience there, but that is by choice.

I think it's worth working for/with them just so you have access to them and their networks.Good luck,Ryan 

I don't have very good credit due to poor choices when I was younger.

Great point mentioned by Ryan Goldfarb , as someone who grew up and is now looking to invest in Weehawken the vacancy rates are certainly in the low single digits.

Thus, creative mailers are indeed a way to get the phone to ring and upon answering it is fairly contingent on your choice of area to farm and closing tactics to convert those RR to CR, and eventually snag that wholesale contract.
