I agree with others, on the surface it seems very high.

The numbers always appear great on the surface level, but I'd make sure you have an experienced investor review the numbers. 

The deals they present look great on the surface, but fall apart once there's any diligence done.

Condition - If you've made the correct improvements (i.e. color choices, replace the hard surfaces as needed) this property will shine on the internet...pictures don't lie!  

Your cash flow numbers aren't great on the surface, but when you factor in your living space, they sound okay.
