Be sure to have pertinent information (number of units, bedrooms, bathrooms, square footage, etc).  

You need sold comps (similar or same in square footage, bedrooms, baths, lot size, etc) from the last six months within a close radius in order to figure out your target price. 

Given the competition in the market, I've also considered buying a 2br SFR with ample square footage, and renting out a room while converting some of the living space into a third bedroom. 

Im would like to know some ways to accurately analyze a property in a timely manner given say 1-2 comps sold within 1 year in a half mile radius and widely spread square footages.

I also started posting the square footage of each bedroom.

I keep track of who pays utilities, square footage, etc as well.

Families that want the square footage and less-urban school districts locate further from downtown.

More sq. footage, more repairs, maintenance and cap ex that needs to be allotted.

I would look at which property is considered to be in the most desirable area, compare square footage, repairs needed and also which has the highest potential for future appreciation and/or rent increases.
