For Realtors, most MLS's also offer an assumable search (for those that are identified correctly) when noted investors can find this information on additional details at the bottom of real estate sites like Zillow and Realtor.com under 'Terms' usually it will say conventional, cash, assumable...Title companies can be helpful with verifying the original loan balance and original note date which is a good indicator of the sellers note rate and how much principal they've paid down based on an ordinary amortization schedule. 

I think an update now is great to share in order to get your support and hopefully connect with more like minded people.When I posted here back in January, I was just a guy who is just starting to learn about REI in Virginia.

After cooling down, I thought about it and decided to share the experience with others so that collectively we are better prepared to address these types of responses and determine how best to respond to them. 

My question to others on this site is this:  Both properties have nearly doubled in price and are starting to decline a little though not much.
