Just sold a foreclosure listing where the bank did $85k+ in renovations including 2 completely new bathrooms, upgraded the kitchen, roof, HVAC, redid the floors, and even landscaping.

there are people that hate agents that do underperform, but there's a legal agreement that needs to be broken before you get involved with contracting with the seller if the seller is very unhappy with the agent.
