Since purchase I have put roughly $80k in upgrades/renovations.

Just sold a foreclosure listing where the bank did $85k+ in renovations including 2 completely new bathrooms, upgraded the kitchen, roof, HVAC, redid the floors, and even landscaping.

I am moving and want to sell the home back to the LLC for the same amount that I purchased it from the LLC for (no upgrades etc. we're done to the home).

You appear to be doing a lot of upgrades but I am shocked at the $75K cost of the transition. 

I have the house broken down into areas (kitchen, bath, exterior, paint, etc.).

I was sorry to see her go.As expected the place was immaculate when she moved out, but she owed a month of rent and there was a couple small things broken.

there are people that hate agents that do underperform, but there's a legal agreement that needs to be broken before you get involved with contracting with the seller if the seller is very unhappy with the agent.  

This will require some repair and upgrading to achieve these prices but I am fully confident it will generate close to this.

The other option, buying a single family that's overdue for upgrades, and slowly chip away at things to add some equity.

You may be able to make a quick resale with only minor upgrades to the house.
