Still have some minor things to do such as trimming out a window, new outlet covers, and have to sand down some of the interior doors to help them shut better.I did videos throughout the whole process so you can watch the progression if you want to.

The paneling was wood, the trim was brown, the rug was brown, the baseboard heaters were brown. 18 Windows in the unit and yoy wouldnt know it, so dark!

Thevinyl corner trim on the back of the house is open at the top allowingwater to get inside the siding and potentially cause moisture relatedissues.

If the trim needs to be painted, use joint compound to smooth out rough edges from multiple layers of paint.

And of course: my plumber shows up to install a shower mixer and is handed a box that has all the trim....but no mixer valve, because the customer didn't know what they were buying, they just knew it was the cheapest option! 

Then I prepped the entire interior for a major cosmetic rehab - took all the trim down and sanded it to bare wood, took down 2 rooms of ceilings, 1 room of flooring and 1 bdrm wall that had old water damage.

We went with adding a nice rock fireplace for looks  possible smell and I had ran across a nice insert with brass trimmed glass doors super cheapSo it was used on the only fire job we did just like Steven S mentioned (we thought we could still smelled smoke and the fireplace would be a natural cause)

I found a great local cabinet supplier for my latest house, and I do the install and trim in a day or two.

It was supposed to be turnkey, but immediately after buying the house it needed lots of routine maintenance, gutters cleaned, trees trimmed, sink repaired, muni inspection, etc.

Quad cities is where we had aquired a property that when i did my inspection I noted it had lead all over the place, lead windows, lead this n that, and i told the tenant that we needed to address things but they'd be ok for the moment "as long as your kids aren't like, licking the windows or chewing on the trim".
