If you are a more educated, successful and sophisticated investor, he will likely not get your respect and will fit right into the used car salesman type personality. 

Now we are in the realm of low-return value-add under the auspices that these marginal projects are acceptable due to this false perception of no- risk.

For fun, I pulled out my dialogue with you, but not even in a really sophisticated way.  

I consider myself a better-than-average copywriter however I heard others with some really crappy stuff claim better responses, so go figure.I'm about to start mailing again so it'll be interesting to see how the markets responds:Offline to online, online to offline, sophisticated, unsophisticated...we'll see.

Most of these guys don't seem real sophisticated.  

I've spent entire days tracking down people using these free sources, this is one mayor reason why i'm looking into more sophisticate ways of doing this.

Chris:Apartment owners are typically more sophisticated than homeowners so be prepared that deals may be a bit harder to come by.

While I am a business and my company buys houses, I want the perception that it is just me and we are going to be friends not just people who did a business transaction together.
