Sadly, your tenant can take you to court over virtually anything and you're out time, cost and stress even if you prevail.After one such episode I changed my lease to basically read that if I prevail my tenant must pay me all of my court costs and attorney fees.This works with people who have jobs and attachable assets and something to lose.
