I am not in the business of using the legal system to chase after monies I am unlikely to recover and if a future landlord has  the sense to go to past landlords for tenant references they can get all the protection they need.Just because I owned a house it doesn't mean I need  to sit in judgement  over someone who was unable to pay me under the terms of a contract.

The cash flow and expenses are easy to find and work with, but I'm having to go to a large radius and back a full year to even find 5 remotely similar properties and often have to use judgement that they are in a similar area.

You can try to go to court for a judgement on the damages but even if you get it you can't get blood out of a turnip.

I have never been able to locate 2nd's, 3rd's or other judgements on maricopa county assessor site.

A lot of states protect homestead from judgements other than delinquency on mortgage.

The filing of probate and judgement of possession can happen in about two weeks, therefore heirs have the ability to sell pretty quickly.
