* Maintain high integrity.* Communicate effectively (be respectful, timely, open and honest).* Abide by the "Golden Rule".* Make amends when the situation warrants it.* If you see it, own it, don't ignore it, do something about it.* Be fair and firm.* Nurture relationships.* Keep the properties well maintained - be proactive.* Keep up to date records (tenant files, property files and financial records).* Listen more, speak less.* Give more, take less.* Hone your scoping skills and learn street mentality.* Continually work on making your rental contract relevant and well written.* Understand and abide by landlord-tenant laws, and know them better than your tenants do.

By doing so, they've shown a lack of integrity, which has been recognized by our contractors and many of the real estate professionals that we jointly work with -- so, while they've probably taken some money out of our pockets, they've also taken lots of money out of their own pockets by acting so adversarial.- The people I've helped out over the years have given back more to me than I've given to them.
