Numbers are great,.I met a broker here in GA who is instant, even obnoxious that I should sign his fee agreement for 10% that if the seller doesn't pick up the whole 10% that I will pick up the balance.

There are probably other ways to get a list but you'll probably spend a ton of time compiling it, if you buy a list it is put together in minutes and downloaded instantly.

REI often use a 1% test in the Bay Area, not a 2% test..Implicitly, by doing that, we're saying that it's just as much an appreciation play as a cashflow play.Implicitly, they are also saying that any real estate that DOES pass the 2% test is going to instantly get into a bidding war, bringing it under 2%.
