As an investor, your primary goal is probably to buy at the lowest price (you make your money when you buy at below market value), fix it up, and either hold or sell/flip.The seller might realize they "don't know what they don't know"....in general, investors sometimes come across as "transactional" (they ran the numbers, and just want a yes or no from the seller).

Hi all,I have 5 units and will have the ability over the next couple years to scale some.One thing that is holding me back is the time commitment on maintenance between little issues that wouldnt really make sense for a handyman/contractor to do and probably wouldnt take the job anyway to renos/painting/etc between tenants and everything in between.

I think its not a terrible idea at all and should be pretty good idea actually.I'd recommending reading this "House Hacking" book from the BP Bookstore as your best bet for next step and understanding this process!

I agree with a lot of the points that you made and while I know it's late to the party as many have already leveraged the COVID boom into managing others, I feel like a lot of folks will be changing managers this year due to poor performance from under-skilled or stagnant managers who set it and forgot it.I think two tiers of services to offer flexibility to the owner is a good idea and makes sense.A few more questions for discussion...What do you, or anyone else reading on the thread, do when a potential client has a property that needs decor work before listing?
