They even work with us where, for example, on one turnover last year we came in town and did what we wanted (pressure washed house, painted outdoor trim, stained decks, fixed fence, etc.), then they finished it up when we were done.

Last year several successive giant hail storms (some stones as big as baseballs and one tenant described them as being the size of cannonballs) reeked havoc on several of our properties: destroying roofs, landscaping, trees, fences, decks, paint, cracking windows/splintering window frames, and even broke some bricks on a parapet wall.

However the house is currently below the value at which we bought it and we would be losing ~50k if we sold at the current estimated prices, not including Realtor fees and the additions we made to the property( adding in AC, deck, lawn, sprinklers).
