Bradley Stidham Older multifamily near university with boom of new apartments

Depending on unit sizes, a quick search shows per-room rents of around $450 to $1250 per month along with all of the amenities and other bonuses like advertisements for 1st month free or whatever...that seems to suddenly make a 20 to 50 year old quadplex with something like 2 beds and 1.5 or 2 baths and no fun amenities much less attractive.

Just need to make sure your property is somewhat central to some sort of attraction that would generate demand for short-term rentals (universities, airports, sport/entertainment complexes, businesses, long-term construction projects, etc).

I could have gotten a newbie rep or something else but to say the least, we are less than impressed and have closed our wallets (and minds for right now) and are re-evaluating out entry into the REI space.With minimal time to BRRRR and being in the DC area with Baltimore and Richmond being the only options, we may be looking more at crowdfunding or even non-REI investments.Maybe we are mis-reading or oversensitive but we have worked hard for our money and don't want to piss it away.

I can do the fixtures, kitchen and bathroom vinyl for about 350 bucks if I time the menards sale right.As far as 1 bedrooms go I would disagree they are completely transient, we have multiple 5 plus year tenants..They do attract a limited pool though.The asking price is not what it will sell for.

My guess is a redecorating allowance would be attractive to a new buyer as well as including a nice chunk of closing costs.

I also realized  that the property may be attracting bad tenants (apparently this has happened multiple times) and that wasn't the first property I wanted to start with.
