WA State law (RCW 59.18.257) requires that landlords provide prospective tenants with written, qualifying criteria prior to obtaining any information about a prospective tenant, including what types of information will be accessed to conduct the tenant screening and what criteria may result in denial of the application.This does not need to be in an Ad (Vasudev Kirs ), but does need to be stated when someone applies, before filling out the information. 

Speaking directly with a representative or supervisor may provide more insight and potentially lead to a resolution.Refinancing with a Different Lender: If Chase's policies do not align with your needs or goals, you may consider refinancing the property with a different lender that has more favorable terms regarding transfers to LLCs.

Consider getting direct expertise from insurance firms to better understand coverage variances.

I don't have first hand experience with STRs, but from my experience hiring Remote Assistants directly I think that sounds like a decent rate if they provide the advertised services at a high level.

Does any one have experience with direct mail marketing companies like Wise Pelican, ReminderMedia or Mailchimp?

It is the most common contract I have seen, or speak with an attorney and have them draw one up specifically for your needs that may be a little shorter if you are speaking with sellers directly.
