So long as it's in-line (or less) with current electricity rates it will be a non-issue as far as tenants are concerned.Yes there will be maintenance (simple enough for the landscaper to perform), just like laundry machines. 

We just saw the dog there a few days ago when we installed a new dryer machine.

You will have to run supply and drain lines, duct the dryer, and then pay and maintain six laundry machines.  

It also has an unfinished basement where the wash machine and dryer are located.  

Take into consideration if the laundry is located is a place where noise from use of the machines or opening/closing the door to the room could disturb someone.3.

Our rational is as follows:We can command $30 - $50 additional rent for en-suite laundry;It is a differentiator in some of our markets (not have coin-op in student rentals goes a long way);Installing the laundry ourselves ensures it is plumbed correctly with drip/catch pans (plumbed to a floor drain) under the washers;Providing the machines cuts down on the damage to the building of tenants moving machines in-and-out;Using high-efficiency units cuts down on water consumption;appliances are depreciated over 5-years (in Canada).  

We are not present when the $ is collected from the smart card machines nor are we given any type of print out (from these machines) detailing the income.
