Anyone recommending you should take out a second mortgage to cover the cost of their guru program is giving you VERY bad advice.I don't know the man or his supposed magical program but, this smells like a scam to me.

How and when you do that is dependant on factors you control and manage based on your own risk tolerance.There is no magic formula, no right or wrong way only your way in applying basic industry standards and your own business goals.I know that all sounds like fancy talk designed to not answer your question but simply saying jack rents and ride out the consequences does not help.

I have a rental property that brings in @ $1000/mo; the rental is owned free and clear; current value @$140kI have no outstanding debt - except my CCs which I pay in full every month; Current credit (fico) score of @ 730 - (just below that magical 739 due to a 'blip' that has been removed) - otherwise I've Never been below 760!
