It's really impossible to compare real estate to stocks and arrive at an outcome/result that is true 100% of the time.

My brother swears by Sears outlet but he has had 3 appliances in the last couple years which arrived dead on arrival. 

Your best bet is to have an agent run comps on the property based on what has closed.Again BP has calculators where you enter the numbers and it helps you arrive at the recommended offer price.What you are asking for without numbers is a WAG - Wild *** Guess

Some PM companies/brokers won't show financials until an offer is placed but most will share this information upon request.I'd also ask how they arrived at their asking price.

This clouding of rational thought keeps them clinging on till the sheriff arrives and kicks.

I have looked at probably 2 dozen properties on loop net, and all of them seem to use comps to arrive at their list price (with a couple exceptions).

So they must be arriving after dark?
