Also offer to do any labor that you can reasonably do on the property (painting, demo etc) and use this not only as a great learning experience but also take your portion of the profit and then go do your own deal.

More labor and more weight for dumping.

I imagine it is more labor intensive and requires more specialized personnel, hence will cost more. 

I cannot do the labor or tasks better, faster, or cheaper than what my property manager can.
