Continue educating yourself and start practicing analyzing deals now.

Knowing this will definitely make analyzing a bit easier.

If you can find and analyze properties but need money - focus on filling in that slot.

I remember analyzing some properties in 2015-16 that were mostly around $300-325k, and which would have cash flowed easily, but now those same properties are 500-550k and would probably run at a monthly loss (even with a nice low interest rate).  

First by educating myself through books, podcast, etc. and then investing as a LP once I understood how to analyze deals and vet sponsors.
