Make the building run as efficiently as possible, by adding things like LED lighting, low flow toilets, sub-metering, etc.

In your experiences, have you had any major problems with capturing them that led to a longer and more expensive process?

Hi,I have wanted to get into investing in real estate for a couple of years but now that I'm out of college and have a full time job with a little bit of savings my excitement to get involved has really grown, which led me to the Bigger pockets podcast and now here!

With some spare time over the holidays I started seeking additional resources to help grow in 2016 which led me to here.I have spent the last few years flipping houses (in Prince William County, Woodbridge area) but I'm starting to look more towards buy and hold.

I just turned 18 two months ago and have been thinking a lot about my future as an adult since then, how I will provide for myself and pay for college, what I hope to have post college, and so on, which has led me to begin studying investing, focusing on real estate investment.

Listened to the BiggerPockets podcasts which are very informative which led me to look for a property to rent for some time now where the good ones we get outbid or cash buyers.

Not only is it a great method to learn but it is a perfect way to make lifelong connections.Through going to college for business, I was able to connect with a few people that led me to get my real estate license during the end of my sophomore year of college (2022).

I actually had a tenant get one of my mailers (complete accident when i was starting out) who gave me the park owners contact which led to a deal.I also let them all know we would compensate them with a referral ( and since we have a good relationship with our  vendors , i would think they know this would result in more business to them.  

Though not even half of my leads that led to offers came through my realtor, I still learned a lot by going to look at MLS places with her.
