I, personally, favor Equity's model, although full disclosure: I am biased because my company does a good amount of business with their Seattle portfolio.What they are doing currently, is shedding their outlying, sub-urban properties and concentrating on maintaining/upgrading their high-rise, urban core buildings.

Only con is the notary cannot and will not explain the legalities behind the paperwork since they are not attorneys and cannot give legal advice.Another option is you can do it with an online notary via webcam (we did that a few months ago, not for a closing, but something else).

In addition, at least in my business model, I don't have to speculate and leave my investment up to others, with flipping RE, I control the market and investment by controlling my acquisition price relative to actual value and control the market by getting in and out within 3 to 4 months which drastically reduces potential for devaluation over time.I can not do that with gold investments and I can not live inside of gold either.
