There are neighborhoods that are similar to Detroit and vice versa some really good rental areas.I have 3 rentals in Ypsi and never had a problem (knock on wood).Let me know cross streets and I can give you a pretty good thumbs up/down.

Do not work with large banks, get to know your bank president on a first name basis and they will do these types of loans for you if you are a man of your word.
