I did the same as others and also put in lease that on outside of property there are to be no open flames or grills of any type within 25 feet of any structure on the property. 

We've never done a deal like this so how do we structure a deal where the bank loans 80% and the seller loans the down payment?

There are ways to structure it so that the seller doesn't see the assignment price, but the end-buyer usually does find out because they are assuming the contract so they have the right to see what they are assuming.
