I think the Pace Morby lovefest makes it seems super plausible but it's absolutely not.

If this was a smart move how would I determine the pace of rents increasing to figure approximately how many months I would need to take a loss?

You need a passive income that keeps pace with inflation, is reliable, and that you will not outlive.

At your current pace, it wouldn't take long to have a solid portfolio you could leverage to venture into new sectors of real estate.
