Mentions he lost another $800.00 on the wasted auction and has a 45 day hold from the auction company on the property.Now this guy is laid off from work and off the property, but seemed very interested in a cash offer below market value instead of listing with an agent.Neighborhood would be at least a B with most of the houses higher in value in the immediate area.This would be more of a whole-tail  as it is just personalized with paint and some decor, limited rehab.How can I verify my numbers with this guy before my 45 days are up?

Wine World Estates  number one label was Beringer and then another 30 or so labels.. right around latter part of 07 when I was spending the winter in La quinta he has an estate there.. we were at dinner one night and I said hey how is this down turn in the economy going to affect wine sales.. he said no worries... well that was not true.. folks just kept buyer cheaper wine.. so that about 2010 the top seller was 2 buck chuck.So in my mind folks that rent in the C B class they may drink wine but I don't thing they buy it and store it.. they buy and drink... so in my mind waste of money.

You cannot do anything with appreciation (certainly nothing that can be called profit) unless you sell the property and then you will experience a majority of that as profit after the expense of selling (minimal).

@Karlyn Brasselmon  takes some knowledge and skill.. you need to acquire both of those.. asking these very rudimentary questions on BP seems to indicate you need to bone up before you blow a bunch of money and waste your good leads

Minimal help on certain areas here and there.There will not be a tenant in the property at the time of the rewire and I am aware of the drywall patching that will need to take place after.
