In terms of what she is investing I have a total cash in at 45K with the rest being borrowed on what looks like hard money/rehab loan.

For 130K you can do way better than that area, both in terms of investment property numbers and quality of life, since you'll be occupying the property.

I can't emphasize enough how awful a move that was in terms of landlord relations, but also how rare it was (to my knowledge, no other area has EVER done something as broad and sweeping to lower rents such as that move).

Chinese relationships are rarely clear, it seems.Now, I'm not at all aware of how the high rollers launder their millions through HK, but in terms of smaller (500K or so) purchases, there is no barrier.

But the issues raised in the article are very troubling to hear, such as "your property" can be charged with a crime (but not you), and it is then presumed guilty, seized, and then you have to prove it was not at significant cost in terms of legal fees.

Girard Ave is a bit stymied in terms of shops and restaurants, a few cool places have come and gone, so I think it will take time, but it's moving in that direction.I commute to center city every day by bike and it takes just 15-20 minutes and there are 3 bus lines that take you downtown also.
