If you have transferred the title to him and he quits his claim, it could revert back to you, but it'd be cleaner with a warranty deed or something.

You have to establish new contacts, a new team, new cleaners, new handymen, new etc...  

Nothing worse than being ready to list a house but the cleaner is out of town until next week.

The body was in there three days and it stunk it up, but they had it professionally cleaned by one of those dead-body-cleaner-upper-after companies.

Normally you are buying "free and clear of all encumbrances" and get "Marketable title"5) the cleaner your contract the better the chance of acceptance.

I would hire a cleaner ASAP also.If the prior tenant didn't complain about roaches, and you didn't see any roaches  (assuming you did a thorough clean out/inspection) --it is possible that the new tenants brought the roaches with them. 

I use to sell those Kirby vacuum cleaners and I worked for Brandon Ford in Tampa Florida as a car salesman (I know, they have bad reputations).

As a new STR owner my biggest surprise has been the amount of gross income (approx. 15-20%) that goes to my cleaners ($130/clean) though they are worth every nickel and the expense is directly paid for by the guests.

They don't respond to guest complaints, arrange cleaners, or any of the actual management. 

I have the fear that I'll get taken to the cleaners by a bad deal/partnership/PM, etc. given I don't have any type of network at the moment.
