Is your rent estimate comparing to SFH 4/2's or other MFR?

Good day BPI recently purchased a 4 unit property in SE Wisconsin ( Kenosha ) prior to closing I asked the previous owner to provide the lease agreements and I tried to get them to submit an estoppel agreement but they wouldn't because it wasn't a "legal" document.  

The word comps is short for comparables so they should be just that, comparable.

I put a ton of value on anything Ken says, so I always want to know how someone came up with their rents, how they compare to the comps, and whether they seem achievable.  

Can you afford to own prior to moving there?  

It's why for every unit we rent, we gain an additional $52.38 per month on top of rent, compared to our competitors who get nothing, or subtracting from their rent in transaction cost.

What conversations did you have about paying rent prior to move in?

I have one deal closed to date, but I am willing to do more prior to the year's end.

Chris Reichelt I think I'd start at the top, how does the Gross Income compare to the 2016 *collected* rents?

The questions you are asking should have been asked and answered prior to purchasing the property.
