It is 7 hours from us but an easy drive and I like going there.Our next place will be much farther more than likely so I will have to get a handy person or company on retainer to do the walk around looking for problems.I am completely fastidious on maintenance of the deck, deck stairs, furnace, A/C and water heater.

Any decks?

I have the deck completely stacked against me, and I am here to perform a miracle!  

My lawn company cleans but they don't always do the roof so it sits on the shingles, which can cause issues not only to the shingles but eventually the decking and interior attic area ( I presume so just like standing water on carpet will do damage) - so now I'm making sure the lawn guys look up on the roof to make sure it stays clean.So this "moisture" that was detected or presence is being taken care of to ensure there is no escape into any part of the house if that is likely.The test they did though showed no evidence of anything in the home.The tenants were presented with a settlement or buy out or what ever the language of the day is for them to leave and guess what......they had their own air quality test performed and they paid for it and that company also said there was no mold in the home.My PMs did an inspection and they are changing the air filter and keeping the home very clean.So now they are staying presumably until the lease end.Geez!

My wife and I are still newbies and we are just now on our third rehab with only a front deck left to complete. 

TL;DR:Decided it was fair to keep deposit of $770 for 5-year tenant for no cleaning, large scratches on floor and trim, hooks in walls, satellite dish installed on roof, and large stain on deck. 

I guess I could just make a really low offer and see what happens.There are a few mobile home parks who are paying for the moving expenses, plus all set up (plumbing, skirting, decking, etc) in exchange for a 36 month contract.So, basically, if I check title and make sure I can pay all the liens off, and if I pay all unpaid taxes, I won't have anything else to pay?
