Hi,Does anybody know from any company that picks up old metal or appliances, air conditioners etc. free of charge (nj area)?. 

All have seemed like great people after meeting them and have that air of professionalism to them if that makes sense. 

This letter includes some very succinct reminders (when/where/how to pay rent and late fee penalties, how to report maintenance, and a few rental-specific instructions like how to change the air filter, shut off water, and reminders to test the smoke detectors.Sending a letter after they occupy is also a good way to check in and verify everything is OK and show some customer service.

Another benefit is that with the new efficient blower, I can recirculate air by just having the fan on without using the A/C to cool down the house.Question1: Should I even consider investing in an A/C to make tenants happy and raise the value of the home for refi (double benefits)?
