I wouldn't buy blind in an unknown area.  

I'm new to notes, too, so to avoid "the blind leading the blind," I'll leave #1 & 3 to more experienced note investors. 

You don't even want to get involved in trying to shop for everything they need.When its something smaller, like installing tile floor, doors, blinds, light fixtures, etc.

The “you can wholesale anything” crazies are apparently out in full force, defying economics, denying historical evidence, ignoring voices of experience, and blindly believing salespeople pushing their products through YouTube videos.  

Also, for those who blindly think rent control is bad -- it isn't.

Best rule of thumb: keep your blinds down and move the demo trash and such by night!

It's money to be made and money to lose going in blind and uninformed.

An offer in the blind like this means that you have zero skin in the game - not even the gas to see the property!
