Thanks Russell, I don't understand how you arrived at the "walk away" total though.First example: 405-292 = 113k (you said 185)Second example: 515-305 = 210k (you said 250)And that's not including the closing costs when buying or the agent commissions when selling.

Have the contractor provide an invoice for materials when they arrive and pay him for the materials plus an agreed upon markup worst case.

We do not take tenants that want to rent more than two weeks out from our next availability date, unless they want to close the gap (money wise) between when they arrive and the two week threshold.
