A lot of people are getting into real estate thinking that they will let a renter pay down their mortgage and at some point down the road through the magic of appreciation and full title, they will have a great nest egg.

I do have some equity in my personal home, but borrowing against that and then taking a mortgage for a property on top of that seems like a ton of risk and it would take a pretty magical property to get any decent cashflow out of that.

Magically most people can suddenly make it during that time. 

Real Estate is very appealing and has a magic allure all it's own....I mean you're not just buying a widget or even a car, you're buying an actual piece of dirt with your name on it....a primal desire if you will...So once I was down in an 8 ft hole just before dark...guess why?

Maybe another couple year window for investors I think....but I'm just going on what I see......I don't think the big Corporations getting into it is any worry to us...as soon as they take over and standardize everything, the magic is gone, they'll screw it up for sure....they can't replicate the 'Mom and Pop' feel.

Simply don't buy a building if it has owner paid heat or buy the building so cheap that you can convert it.There is nothing magical about larger buildings.

You're looking for that magical 2% number.

Assuming the commonly used, "magical" number of $4800 for coaching, just 200 students gets them $960K a year, and that's not counting deal splits.
